As a UK landlord there are a number of laws and regulations that your property needs to meet the criteria of to ensure a safe and secure home for your tenants.
One of these laws, the Smoke and Carbon Monoxide Alarm (Amendment) Regulations 2022 will come into force on 1 October 2022. As an amendment to the existing regulations that came into force in 2015, you need to check to ensure your property meets the updated law.
All landlords should already ensure at least one smoke alarm is present on each storey where there is a room used as living accommodation.
Landlords must also ensure a carbon monoxide alarm is equipped in any room used as living accommodation which contains a fixed combustion appliance, such as gas heaters and boilers but excluding gas cookers.
The amended regulation also includes a new requirement that when a tenant reports to the landlord or letting agent that an alarm may not be in proper working order, it must be repaired or replaced.
